Context
What is the 3D agent for your community?
When a pipe bursts or the lift stops, the problem is rarely technical. Nobody knows whom to tell, whoever runs the community gets dozens of messages and the plumber arrives late.
This agent shows it with a 3D community you set up yourself: a block of flats or an estate of houses, floors or houses, common areas, who runs it and what you keep up to date.
I designed it for Vecinly. It is an example of a custom AI agent for a SaaS: instead of describing the product, it shows what changes in each visitor’s own situation.

About Vecinly
Vecinly is your residential community in a single app: notices and emergency alerts for everyone, tracked incidents, your own providers and the community’s documents.

How does the agent work?
Just like IA Ocupación: code does what code can do, and AI decides and explains only where it adds something.
Facts
From your answers, code describes the community and the incident, and gathers the candidate rules with their text and BOE link. No AI.
SubQ decides
For each rule it answers two yes-or-no questions: does it apply to this community in this incident? Are you at risk of failing it?
Simulation
Code works out the three endings: minutes until everyone knows, until the professional arrives and until it is solved, messages, calls and damage.
Mistral explains
It explains what happens in your community and why each rule matters, using only those facts and numbers, and suggests a first step.
You watch it in 3D
Your building or estate lives through the incident with each of the three endings. You decide.
You do not type anything: you pick closed options. The same combination always gives the same result, so it is cached for a week.
While nobody is using it, the scene loops a demo through the three endings, worked out by code alone, without calling any model.
Simulation
The three endings: no organisation, organised and with Vecinly
Each simulation compares three ways of living through the same incident. These are the starting times for a typical 20-home community with trades on call:
| Criterion | No organisation | Organised, no Vecinly | With Vecinly |
|---|---|---|---|
| Storm on the roof terrace | Everyone knows in 95 min · solved in 270 min | Everyone knows in 35 min · solved in 140 min | Everyone knows in 2 min · solved in 85 min |
| Leak into the flat below | Everyone knows in 80 min · solved in 225 min | Everyone knows in 30 min · solved in 115 min | Everyone knows in 2 min · solved in 70 min |
| Lift stuck | Everyone knows in 40 min · solved in 150 min | Everyone knows in 15 min · solved in 75 min | Everyone knows in 1 min · solved in 50 min |
| Smoke in the garage | Everyone knows in 25 min · solved in 60 min | Everyone knows in 10 min · solved in 40 min | Everyone knows in 1 min · solved in 30 min |
| Messages and calls to whoever runs it | 120 messages · 22 calls | 45 messages · 10 calls | 6 messages · 2 calls |
Regulation
Which rules come into play in each incident?
These are the obligations the agent gives SubQ, checked against the consolidated BOE texts on 20 October 2026:
| Criterion | What the rule says | In which incidents? |
|---|---|---|
| Mandatory upkeep works | Works needed to keep the building and its common parts (roofs, terraces, downpipes) in good repair are mandatory and need no owners' meeting agreement. Ley 49/1960, de Propiedad Horizontal · art. 10.1.a | Storm on the roof terrace · Leak into the flat below |
| Urgent repairs and prompt notice | The property manager looks after the building's upkeep, orders urgent repairs and measures and promptly informs the president or the owners. Ley 49/1960, de Propiedad Horizontal · art. 20.c | Storm on the roof terrace · Leak into the flat below · Lift stuck · Smoke in the garage |
| Each owner looks after their flat and allows repairs | Each owner must keep their flat and its installations in good condition so as not to harm neighbours, is liable for damage caused by their neglect and must allow necessary repairs. Ley 49/1960, de Propiedad Horizontal · art. 9.1.b y 9.1.c | Leak into the flat below |
| Reserve fund of at least 10% | The community must keep a reserve fund of at least 10% of its last ordinary budget for upkeep and repairs; it can use it to pay building insurance or a maintenance contract. Ley 49/1960, de Propiedad Horizontal · art. 9.1.f | Storm on the roof terrace · Leak into the flat below · Lift stuck · Smoke in the garage |
| Lift only with a maintenance contract | The lift may only be used while its owner has a maintenance contract in force with a lift maintenance company, which services it regularly. Real Decreto 355/2024, ITC AEM 1 «Ascensores» · art. 4.1 | Lift stuck |
| Periodic lift inspection | In residential buildings with more than 20 homes or more than four floors served, the lift is inspected every four years; otherwise every six. If it lapses, the maintenance company must take it out of service. Real Decreto 355/2024, ITC AEM 1 «Ascensores» · art. 11.4 | Lift stuck |
| Immediate rescue of trapped people | If people are trapped, the lift maintenance company must respond immediately; if nobody is inside, within 24 hours. Real Decreto 355/2024, ITC AEM 1 «Ascensores» · art. 7.2 | Lift stuck |
| Fire extinguishers properly maintained | Fire protection installations, such as the garage extinguishers, must have a contract with a licensed maintenance company and pass the checks in annex II of the regulation, with records kept for at least five years. Real Decreto 513/2017, Reglamento de instalaciones de protección contra incendios · arts. 20 y 21 | Smoke in the garage |
| Penalties for not maintaining installations | Lacking mandatory maintenance contracts, keeping an installation in a dangerous state or running it without its inspections are serious offences; serious ones are fined up to €6,000,000 and minor ones up to €60,000. Ley 21/1992, de Industria · arts. 31 y 34 | Lift stuck · Smoke in the garage |
Digital twin
The 3D scene: your community living through the incident
The scene invents nothing: it draws the same times and damage you see in the panel, on a building built from your answers.
Your community, as it is
A block with the floors and flats you choose, or an estate of houses. Every home has its own life: some empty, others with one to three people, adults and children, and different plants.
Storm and leak
With the storm come clouds, rain and lightning, and the roof terrace floods. With the leak, a stain appears on the ceiling and a puddle in the flat below.
Lift stuck
The lift goes up with a neighbour inside and stops between two floors, with its “Trapped” sign until the rescue arrives.
Smoke in the garage
Smoke comes out of the garage, the alarm goes off and the fire brigade arrives with its engine and three firefighters.
Each ending changes the pace: how long the whole building takes to know, how long the professional takes to arrive and how far the damage spreads.
Reliability
Verification: SubQ checks the explanation
After the explanation, SubQ steps in again to check Mistral with these questions:
Does it make anything up?
Each explanation of a rule is checked against its text: articles, amounts or consequences that are not there count as a failure.
Does it overstate Vecinly?
Vecinly organises the community: notices, emergency alerts, incidents, tasks, its own providers and documents. If the text says it sends professionals, sells insurance or prevents fines, it fails.
If it fails, another round
If any failure probability goes above 70%, Mistral Medium rewrites it and SubQ checks it again. If it still fails, it is flagged.
It does not touch the numbers
Times, messages, damage and rules at risk are computed by code. Mistral only explains them.
Privacy
Security and data
The same defences as the other agents, reviewed against the OWASP Top 10 for LLM applications.
You do not type anything
You only pick closed options. No text of yours reaches a model, so there is no data to leak and no instructions to inject.
Its own keys
The agent uses its own SubQ and Mistral keys, so its spend and usage are measured separately.
Against abuse
Self-hosted ALTCHA proof of work, per-visitor and global limits, a daily cap on new queries and a one-week cache.
No tracking
The IP is only used in memory for the limits. Usage leaves an anonymous record with the options chosen and the cost.
Honesty
Status and limits
What does the agent do today, and what not? No frills.
What it does today
- It really calls SubQ and Mistral for each new setup, and shows you the cost.
- It assesses nine obligations from four laws, with their BOE link.
- It draws in 3D exactly the times and damage code computes.
What it does not do
- Times, messages and damage are assumptions for a typical community, not data from yours.
- It is not legal advice: it does not review your bylaws, minutes or contracts.
- It covers only four incidents and Spanish national law; not regional or local rules.
For a real community, the next step is not a simulator: it is getting it organised on Vecinly, with its notices, incidents, providers and documents.

FAQ
Frequently asked questions
What obligations does a residential community have when an incident happens?
Under Spain’s Horizontal Property Law, upkeep works are mandatory and the property manager orders urgent repairs and promptly informs the president or the owners. With a lift or a garage, their regulations apply too.
What if the lift has no maintenance contract?
Royal Decree 355/2024 requires a lift to run only with a maintenance contract and its periodic inspections. Not keeping them up to date can lead to penalties under the Industry Act.
How big must the reserve fund be?
The Horizontal Property Law sets a reserve fund of at least 10% of the last ordinary budget, to pay for upkeep and repair works.
Does the agent know what my community is like?
No. It only uses what you pick in the form. Times are illustrative for a typical community and the explanation does not replace your property manager or a lawyer.
What do SubQ and Mistral do?
SubQ decides: whether each rule applies to your community and whether you are at risk of failing it, and then checks the explanation. Mistral writes it in plain language, using only the facts and the computed numbers.
What is Vecinly?
Vecinly is your residential community in a single app: notices and emergency alerts for everyone, tracked incidents, your own providers and the community’s documents. It is free up to 50 homes.
Does it keep any of my data?
You do not type anything, you only pick options. An anonymous record of the options and the cost of each query remains, with no IP or personal data.
